Your legal duties, in plain English
As a landlord you’re legally responsible for the gas safety of your rental properties. That means:
- A gas safety check on every gas appliance, fitting and flue at least every 12 months
- Giving existing tenants a copy of the record within 28 days of the check, and new tenants a copy before they move in
- Keeping records for at least two years
- Making sure gas appliances are properly maintained between checks
I’ll take care of the inspection and the paperwork so you’ve got everything you need.

Multiple properties
Got a portfolio, or managing properties for landlords? Rather than booking each one separately, send me a list of addresses and when the certificates are due. I’ll plan the visits together, keep travel to a minimum and come back to you with a price for the lot.
Working with your tenants
I can contact tenants directly to arrange access, so you don’t have to play piggy in the middle. Just give me their details when you book and I’ll take it from there. If I can’t get in, I’ll let you know straight away – useful for showing you’ve taken reasonable steps to carry out the check.

I work with letting agents to handle gas safety across their managed properties. Send me your schedule and I’ll fit around it, with certificates sent back to you ready for your landlords and records.
